Membrane Roof Restoration Steps

Before Membrane roofs have become a common alternative to hot asphalt type roof systems.

However, they have one major weakness: seams...many, many feet of seams.  Leaks often develop along the field sealed seams around the roof penetrations due to deterioration of the adhesive, poor installation and movement from thermal shock and wind.  

Leaks can damage more than just the contents of buildings.  They can weaken walls and ceilings, ruin insulation, causing your heating and cooling costs to soar.

Pressure Wash

The success of a coating system is only as good as the surface preparation.  We use a special cleaner called WAC II that is applied prior to pressure-washing to help clean the roof of dirt and the carbon black that is released over time.

Primer

We use a specially formulated primer called Tack Coat to seal the membrane and provide good adhesion for the coatings.  Many other membrane coating systems fail because they cannot get a good adhesion to the membrane.

Seal all

Field Seams

Seal all field installed seams using reinforcing Spunflex II fabric and coatings.  What good is an elastomeric coating if the reinforcement cannot move with the coating.  Conklin's reinforcement is a spun-woven polyester, not bonded.  It has the most elongation in the industry and as important it has memory.  After being stretched, it returns to its original shape.

Penetrations

Seal all roof penetrations using reinforcing Spunflex II fabric and coatings.

White Top Coat

The 85% reflective white top coating provides a cool energy saving roof. Saves energy and helps reduce shrinkage of the membrane.

Even if your roof is not yet leaking, you can still benefit from this Cool Energy-Saving Roof System.  You have the choice of sealing the seams with the Spunflex fabric for the leak-tight warranty.   Either way the reflective coating will help to protect your seams from getting hot and failing.  The cool surface will also help to reduce shrinkage of the membrane.
